Sigma Group has unveiled plans for a two-tower, mixed-use development near the Victoria Park and Danforth intersection in Toronto’s East York neighbourhood. The project will introduce new rental housing, a school and daycare, retail space, and a new public park to the area, leveraging its proximity to key transit hubs, including the Victoria Park subway station and the Danforth GO station.

Located at 507-515 Victoria Park Avenue, the site is currently occupied by low-rise residential and commercial buildings, along with a surface-grade parking lot. 

Designed by Gabriel Fain Architects, the project will feature two residential towers, standing at 39 and 16 storeys, rising from a shared 8 storey podium. The architectural expression of the buildings blends contemporary materials, with a striking brick and glass exterior.

Sigma Group is emphasizing larger residential units, with 46.5% of the development dedicated to two and three bedroom layouts. The unit breakdown includes: 309 one-bedroom apartments, 210 two-bedrooms, and 59 three-bedrooms, for a total of 578 rental units. 

At the ground level, the development will include a Montessori school and daycare, in addition to retail space. Another highlight of the proposal is the creation of a 15,413-square-foot public park, which will provide new green space for both residents and the local community.

Situated just south of Victoria Park subway station, the development is ideally located for transit commuters, with access to the Danforth GO station and multiple TTC bus routes.
