The existing site is occupied by five 7-storey rental apartment buildings which would be replaced by 8 new buildings, ranging from 12 to 30-storeys. The project would feature 2,021 residential units: 548 would be dedicated replacement rental units, 29 market rental units, and 1,444 would be residential condominiums. In addition to public realm improvements, the proposal also features the addition of two public park spaces.

The site is conveniently located in waking distance to the 501 Lake Shore streetcar, and in close proximity to the Long Branch GO station. The project would be built in phases to allow existing residents to move into the new buildings.

The redevelopment of 220 Lake Promenade is the tallest development proposed in Long Branch, and would set a new height precedent for the area.
