Tepfam Holdings has unveiled plans for a new mixed-use development at 280 Commissioners Street in Toronto’s McCleary District. Designed by Hariri Pontarini Architects, the ambitious proposal features two residential towers, standing 40 and 45 storeys tall, connected by an eight-storey podium.

The development site, located at the northeast corner of Commissioners Street and Saulter Street South, is currently occupied by a self-storage facility. The proposed project would replace the existing structure and contain 937 residential units, retail space, replacement self-storage facilities, and a new production studio.

The McCleary District and its surrounding area are characterized by a mix of industrial operations, recreational spaces, active film studios, and vacant lands set for redevelopment under the East Harbour Master Plan. This proposal aligns with ongoing efforts to transform the Port Lands into a dynamic, mixed-use community that integrates residential, creative, and industrial spaces.

In addition to its proximity to cultural hubs and industrial facilities, the development will benefit from enhanced transit accessibility. The nearby East Harbour station, currently under construction, will connect the area to the Ontario Line and GO Transit services, providing enhanced connectivity to the rest of the city
