Mississauga’s skyline has officially reached new heights. 

On October 6, 2025, Rogers Real Estate Development and Urban Capital, together with Deputy Mayor John Kovac, celebrated the topping-off of M3 — a soaring 81-storey residential tower that now claims the title of Canada’s tallest building outside Toronto.

The milestone event, held on the tower’s 77th floor, offered breathtaking views of Mississauga’s City Centre and the Greater Toronto Area. Among those in attendance were members of the project team, city officials, and community leaders who gathered to mark this significant achievement.

This achievement recognizes the extensive collaboration, from city planners and consultants to architects and construction workers, that continues to enrich the city and realize the vision of M City.

Adding a creative touch to the celebration, artist Kathleen Fu created a live illustration during the event — a piece that will be permanently installed in M3’s lobby once the building is complete.

M3 is the latest phase in the M City master-planned community — an ambitious multi-tower development that is transforming the heart of Mississauga. Designed by Arcadis, the 258-metre tower features 879 residential units and continues the design-forward language of its predecessors, M1 and M2, which were completed in 2023. 

Hidden atop M3 sits a 705-tonne tuned mass damper (TMD) — the largest ever installed in Canada. This massive pendulum-like device counteracts wind-induced motion, ensuring residents on even the highest floors enjoy comfort and stability.

For Mansoor Kazerouni, Global Director of Architecture and Urbanism at Arcadis, M3’s design symbolizes Mississauga’s growth and ambition.

“If you look at what’s happened in Mississauga over the last 10–15 years — starting with the Absolute Towers — it really established a benchmark for design in the city,” said Kazerouni. “M1 and M2 came along as sculptural towers with a lot of movement, and when we entered the competition for M3, we knew something static wouldn’t do a tower of this stature justice.”

The result is a dynamic, twisting form that rotates in opposite directions at the base and the top — a visual expression of energy and motion. The design responds both to the site’s geometry and Mississauga’s off-axis street grid, aligning the tower subtly toward true north.

“It’s truly a beacon for the city,” Kazerouni added. “It speaks to Mississauga’s progressiveness and its commitment to design excellence. We’re all inspired to keep raising the bar.”

Once complete, the M City development will deliver over 6,000 new homes across eight towers, accommodating more than 10,000 residents and introducing over two acres of parkland.
