Graywood Developments has submitted plans for a 45-storey residential rental tower in Midtown Toronto’s Davisville Village neighbourhood. Located at 170-180 Merton Street, the proposed development will rise to a height of over 146 metres and add 517 market-rate rental units to the community.
Designed by Turner Fleischer Architects, with preservation work by ERA Architects, the proposal would integrate an existing 2-storey heritage building, which will be preserved and repurposed as a residential lobby. A neighbouring 3-storey townhome complex currently occupying the site will be demolished to make way for the new tower.
Future residents will have access to a two-level underground garage featuring 34 vehicle parking spaces and 583 bicycle parking spaces. The project’s location, just 700 meters from Davisville Station on the Yonge Line 1 Subway, and its position within a Major Transit Station Area (MTSA) align with the City’s goals for high-density development surrounding public transportation infrastructure.
In recent years, Davisville Village has become a hub for high-rise development, with over 7,300 residential units planned in the area, including towers up to 53 storeys. If approved, the proposal at 170-180 Merton Street will bring needed rental housing to the area, while maintaining a connection to the neighbourhood’s existing heritage.
