Construction is underway at Medallion Developments’ 591 Sherbourne, marking the company’s ninth rental tower in Toronto’s St. James Town neighbourhood. Located one block south of Bloor Street, at the corner of Sherbourne and Howard Streets, this new 51-storey high-rise will introduce 532 rental units to the area.
“At a challenging time for the housing market, we are proud to be moving forward with plans to bring much-needed rental supply to Toronto,” said Rad Vucicevich, Director of development and construction for Medallion. “We’ve worked closely with the City to connect the vision of this tower with a holistic approach to community placemaking in St. James Town. These are apartments people will be proud to call home.”
The development also includes a comprehensive revitalization of the St. James Town West Park, integrating Indigenous elements into its design. Toronto-based DTAH will oversee the park transformation, which will feature new pathways, seating areas, upgraded lighting, a medicine garden, and public realm enhancements.
Architecturally, 591 Sherbourne will blend modern and historical elements. Designed by Arcadis, the building will incorporate a preserved heritage structure on the corner of Howard and Sherbourne Streets, providing a brick-clad base that complements the area’s historical character.
“This is one of Toronto’s oldest residential neighbourhoods,” said Henry Burstyn, Principal, Practice Group Manager, Living + Architecture, Arcadis. “There’s an interesting dichotomy between the original heritage buildings from the Edwardian period and newer buildings along the corridor. 591 Sherbourne will bridge the neighbourhood’s past and future, and completely revitalize the urban realm.”
Inside, U31 has designed common areas and amenities that reference the neighbourhood’s historic character with a modern, eclectic twist. The building will feature a well-lit fitness center, yoga studio, theater room, games room, co-working spaces, a lounge, dining room, and an outdoor terrace overlooking the park with BBQs and a pet spa.
Units at 591 Sherbourne will be available in variety of layouts, including one-bedroom, two-bedroom, three-bedroom, and bachelor apartments, with one-bedroom units offering a generous footprint of 525-600 square feet — larger than the average condo unit of this size.
591 Sherbourne is one of six rental projects Medallion plans to begin construction on the GTA by early 2025, adding more than 1,500 purpose-built rental units across the region by 2028.
