Developer Almadev has officially broken ground on LSQ (Lansing Square), a 15-acre master-planned community in North York. Situated at Sheppard Avenue East and Victoria Park Avenue, LSQ is set to reshape the Consumer Road Business Park, one of the GTA’s major employment hubs.

To bring project to life, Almadev has assembled a team that includes WZMH Architects (Master Plan), Wallman Architects (Towers LSQ1 and LSQ2), Truong Ly Design (Interior Design), Ferris + Associates (Landscape Architecture), and Bousfields Inc. (Planning).

The groundbreaking marks the start of construction on Phase One, which includes LSQ1: A 43-storey tower with 462 units, LSQ2: A 30-storey tower with 338 units, along with 83 affordable rental units.

Once complete, LSQ will deliver approximately 1,600 residential units across six towers, including 160 affordable rental units, 400,000 sq. ft. of commercial space, and 50,000 sq. ft. of retail, and a 1.2-acre central public park. A rezoning application submitted in early 2025 aims to expand the site’s total gross floor area to 2.5 million sq. ft., adding further residential, office, self-storage, and retail space.

Located a short distance from Fairview Mall, Don Mills subway station, Highways 401 and 404, LSQ features exceptional transit connectivity, and is close to the planned Sheppard East LRT. Notably, the project among the few condo launches from 2023 to enter active construction in 2025, with first occupancy targeted for 2028.
