Elysium Investments, Hepsor SPV, and Oikoi Living have submitted plans for two rental towers in Toronto’s High Park neighbourhood.

Located at 21 Oakmount Road, the site is an assembly of several existing detached houses. Designed by Teeple Architects, the towers would rise 39 and 41 storeys, reaching 137.6 metres and 144.6 metres in height. Both buildings would be connected by a 6 storey shared podium.

The development would deliver 873 purpose-built rental units, with a mix of studios, one-bedroom, two-bedroom, and three-bedroom suites. Of these, 861 units would be market-rate rentals and 12 units as affordable rental replacements.

Two underground parking levels are proposed with 68 vehicular parking spaces for residents and and 10 visitor parking spaces. The proposal also includes a total of 560 bicycle parking spaces.

The site falls within the Major Transit Station Areas (MTSAs) of both High Park and Keele subway stations along TTC Line 2, in line with city policies that encourage higher-density housing near transit infrastructure.

If approved, the towers would add significant height and rental supply to the neighbourhood, and would become the tallest buildings in the High Park area.
