Construction advances at Bayview Village North Block

Construction continues to move forward on the North Block of the Bayview Village Shopping Centre redevelopment in North York.

Developed by QuadReal Property Group, the project replaces former surface grade parking areas with new condominium and affordable rental units, commercial and retail space, as well as a new public park at the southwest corner of Hawksbury Drive and Bayview Mews Lane.

The centrepiece of the North Block is a 21-storey residential tower containing 230 residential units, designed by Giannone Petricone Associates, with Turner Fleischer. As of September 2025, the tower has reached its final residential floor, with only the mechanical levels remaining to be poured. Cladding installation has also begun on the towers lower floors, offering a glimpse at the buildings final appearance. 

The North Block will also include two 8-storey residential mid-rise buildings immediately west. Each mid-rise will contain 107 residential units, bringing the total number of residential units across the three buildings to 444. Both 8-storey buildings have now emerged above street level, with construction reaching approximately the 3-storey mark.

The development will also introduce a new single-storey retail shopping street component, serving as an outdoor extension of the existing shopping mall. 

Finally, a new public park is planned for the southwest corner of Hawksbury Drive and Bayview Mews Lane, providing additional green space within Bayview Village area.

The Bayview Village North Block is the first phase of a broader master plan envisions significant intensification across the site, including two taller residential towers proposed at the southwest corner of the property, planned at 44 and 52 storeys.

Together, the various phases would transform Bayview Village from a predominantly retail-focused destination surrounded by surface parking into a mixed-use community with new residents, retail and commercial space.

The Bayview Village North Block is currently slated for completion in late 2027.
