Maple House in Canary Landing has been selected as a winner of the Urban Land Institute’s 2024 ULI Americas Awards for Excellence.
Developed by Dream Asset Management, Tricon Residential and Kilmer Group, Maple House is one of nine other developments to receive the award, and the only Canadian project to be selected as a winner of this year’s award.
The Urban Land Institute (ULI) Awards for Excellence program has recognized superior development efforts in the private, public, and nonprofit sectors since 1979. Winning projects represent the highest standards of achievement in the land use profession and encompass a wide range of land uses, sizes, investments, and geographic locations.
Located at 125 Mill Street in Downtown Toronto, Maple House features two 16-storey buildings and a 26-storey tower with design elements that pay homage to the tank houses of the Distillery District and industrial silos along Toronto’s waterfront. Designed by Danish architecture firm COBE and local partners architectsAlliance, the mixed-use community merges residential spaces with indoor and outdoor amenity programming and a dynamic public realm. The project also includes promenades and plazas with native plantings by Montreal landscape-design firm CCxA.
Maple House is a collaboration with all three levels of government, in addition to not-for-profit affordable housing partners. With an emphasis on affordability and inclusion, the project is a 100% purpose-built rental community with 30% dedicated affordable housing units. Amenities for residents include elevated outdoor courtyards, garden lots, a music studio, cinemas, a gym and yoga studio, an outdoor pool, and play spaces for children.
Canary Landing is also designed for environmental sustainability, targeting LEED Gold and Toronto Green Standards Tier 1 v.3. This is accomplished by implementing a number of design elements and sustainable materials, including a low window-to-wall ratio, double-glazed IGU windows with Low-e coating, and in-suite ventilation units with at least a 55% sensible-heat-recovery effectiveness. Residents also benefit from low-flow hot-water fixtures, which help reduce water consumption, and high-efficiency LED fixtures in corridors, amenity spaces, and the parking garage.
Completed in 2023, Maple House in Canary Landing contains a total of 770 residential units.
Winners of the ULI Americas Awards for Excellence become finalists for the 2024 ULI Global Awards for Excellence, competing against projects from the Europe and Asia Pacific regions.
