Developer Fitzrovia has submitted a striking new proposal for a two-tower purpose-built rental development in Toronto’s Moss Park neighbourhood.
Located at 191 Sherbourne Street near the Dundas and Sherbourne intersection, the ambitious proposal would introduce two new 49 and 47 storey purpose-built rental towers, rising to heights of 157 and 151 metres respectively. A development submission for the site dates back to 2020, and previously called for much shorter 15 and 7 storey buildings.
The proposed towers are nestled between two existing 23 storey and 17 storey 1970’s-style apartment buildings at 201 and 191 Sherbourne, which would be retained as part of the development. If approved, the project would add a combined 863 purpose-built rental units to the neighbourhood.
Designed by PARTISANS, the towers feature a series of stacked volumes, curved corners, and colourful exteriors. One of the project’s most unique features is a skybridge connecting both buildings at their 17th levels. The bridge will create a large outdoor amenity space for the building’s residents.
The site is located in a recently designed MTSA (Major Transit Station Area) surrounding the future Moss Park Station along the Ontario Line, and joins a number of surrounding development proposals that will further intensify the neighbourhood over the next decade.
