Oxford Properties and CT REIT recently submitted their revised plans for the large-scale redevelopment of Canada Square in Midtown Toronto. The 9.2 acre site is located on the south-west corner of Yonge and Eglinton, and is currently occupied by office buildings, elevated parking, and a TTC bus terminal.
A formal proposal for the site was submitted to the City in late 2020, and has since been refined following extensive feedback from planners, stakeholders, and community members. The 2022 proposal retains several aspects of the previous iteration, but includes a complete reworking of the overall site plan.
The project calls for five mixed-use towers up to 65-storeys / 247 metres in height, designed by Hariri Pontarini Architects. A noteworthy change is the retention of the existing office building at 2200 Yonge, which has now be integrated as part of the new masterplan. The multi-phased development would add 2,982 residential units, commercial office space, and 4,200 square-metre parkland dedication. The site also benefits from access to two rapid transit lines and as well as significant foot traffic from one of the busiest intersections in Toronto.
The scale and density of the project reflect the immense urban change that continues to take place in the Yonge and Eglinton neighbourhood. While no formal start date for the project has been announced, Urbanize Toronto will continue to follow this development as it evolves over the coming years.
